Long-Term Rentals:
- Utilities are a flat rate of $140
- Tenant is responsible for electrical expenses

- $25 fee for each disposal bag for dog waste in shared areas, applicable to each unit with a pet.

- $50 late fee for rent not paid by 5 pm on the 3rd of the month.
- $10 for each additional day until rent is paid in full.
Comprehensive Pet Policy
- Pet Acceptance: We welcome all pets, regardless of type or number, and strive to accommodate our guests' furry companions.
- Leash Requirement: For the safety and comfort of all guests, pets must be kept on a leash when in common areas.
- House Training: Pets should be house trained to minimize accidents and maintain cleanliness within the premises.
- Aggressive Behavior: Aggressive behavior, including excessive barking, is not permitted to ensure a peaceful environment for all guests.
- Pet Cleanup Responsibility: Pet owners are responsible for promptly cleaning up after their pets, both indoors and outdoors, to maintain cleanliness and hygiene on the premises.
- Pet Fees or Deposits: A nominal fee or deposit may be applicable for bringing pets, covering potential cleaning expenses or damages caused during the stay.
- Pet-Specific Amenities: We provide designated pet areas and amenities, such as pet waste stations and nearby parks, for the convenience and enjoyment of our guests and their pets.
- Emergency Contact Information: Guests are requested to provide emergency contact information for their pets in case of any unforeseen circumstances or emergencies.
- Vaccination Requirements: For the safety and health of all guests, pets should be up-to-date on vaccinations as per local regulations.
- Quiet Hours: To ensure a restful environment, pets should be kept calm during designated quiet hours, minimizing noise disturbances for other guests.
- Guest Behavior Responsibility: Pet owners are responsible for ensuring their pets' behavior is respectful and does not disrupt the peace and enjoyment of other guests.

Our homes range from 7-15 minutes from JBLM.
You will receive an email with what you owe for the utility bill. The average monthly electrical bill ranges from $30 in the summer to $150 in the winter.
No, the pet deposit is not refundable.
We include water, garbage and sewer (the Spanaway location has an above-ground holding tank covered by tenants). Additionally, electrical costs are back billed, and we cover a portion of this for each location. In Tacoma and Lakewood, we also provide WiFi and laundry services as part of the rental amenities.
